I. Reservations, Check-In & House Rules
1.1. Check-In / Check-Out
Check-In from 15:00
Check-Out by 11:00
• Upon arrival, guests must present a valid identity document (national ID card or passport).
• Early check-in before 15:00 is subject to availability and must be arranged in advance with our team. An additional fee may apply.
• Late check-out after 11:00 is by prior arrangement and may be subject to an additional fee.
• Upon departure, guests must return the keys to reception or as otherwise agreed. Lost keys may lead to additional charge.
• Guests expecting to arrive late are kindly asked to notify us in advance.
1.2. House Rules
To ensure a pleasant atmosphere for all our guests, we kindly ask you to observe the following rules:
Occupancy Rules
• Guests are responsible for not exceeding the maximum permitted occupancy of the rooms booked. If a reservation is made below the maximum occupancy and the number of guests is subsequently increased (up to the maximum), additional charges may apply in accordance with the applicable rates.
• To preserve the peace and security of all guests, access by external visitors – companions or acquaintances who are not registered guests of the property – is strictly prohibited.
• To ensure the safety of all our guests, we do not offer individual accommodation to guests under the age of 18 without an adult companion who is a direct family member.
Noise & Quiet Hours
• Quiet hours: 20:00 – 09:00. Please maintain silence in rooms and all shared spaces, including terraces, to ensure a peaceful stay for all guests.
• Organising gatherings, parties or group events is not permitted.
Smoking & Alcohol
• Smoking inside closed areas is strictly prohibited. Guests who wish to smoke may use the terraces.
• Consumption of alcohol in shared indoor areas is not permitted.
Pets
• Pets are not allowed, in order to ensure a comfortable and peaceful stay for all guests.
Property & Cleanliness
• Guests are responsible for the room inventory and all equipment in their room.
• Please leave the accommodation clean and in the same condition as upon check-in.
• If damage is caused to the property as a result of intentional actions or negligence, the guest is liable for the full cost of repair or replacement.
Violation of house rules may result in immediate eviction without any refund entitlement.
II. Reservation Terms & Conditions
By completing an online reservation as described in clause 2.1 of these General Terms & Conditions, you accept the rules of Karamihalevi Guest Rooms – Sozopol regarding payment deadlines, cancellation, penalties and all other conditions set out herein.
2.1. Making a Reservation
The Karamihalevi Guest Rooms team is responsible for ensuring the services requested and paid for by the guest, in accordance with the information provided: guest name(s), reservation period, number of nights, number of adults and children, bed type, nightly rate and any other related details.
You can make a reservation in the following ways:
• Online booking portal (Exely Booking Engine) at karamihalevi.com
• Other online booking platforms (Booking.com, etc.)
• By phone – on the contact numbers listed below
• In person at the property
These General Terms & Conditions apply specifically to reservations made through the online booking portal under clause 2.1, and may differ from the conditions applicable to bookings made through other channels
Through the online booking portal you can independently complete a reservation using the parameters of your choice. Confirmation appears immediately upon completion and is sent to the email address you provide. We recommend you save a copy of your booking confirmation
2.2. Prices & Payment
All prices on the Karamihalevi Guest Rooms website are quoted in Euro (EUR), per room per night, exclusive of VAT, and inclusive of tourist tax. Prices shown in other currencies are for reference only. The total amount due is calculated based on the number of nights, the number of guests and the applicable rate for the selected period.
A) Payment by virtual POS terminal:
At the time of online booking the advance payment is automatically charged to your card upon completion of the booking process. Payment is processed in a secure environment. Karamihalevi Guest Rooms does not have access to cardholder data at any point during the transaction.
B) Bank transfer:
Payment must be made within the deadline specified after booking. If you select this method, you will receive an email with our bank details and the payment deadline. The reservation is only guaranteed once the advance payment has been received within the stated deadline.
2.2. The remaining balance may be paid in cash or by debit/credit card at reception upon check-in.
2.3. Cancellation & Penalties
In the event of cancellation, early departure or any amendment to a reservation, Karamihalevi Guest Rooms will refund the amount paid for the unused reservation or apply a cancellation penalty, in accordance with the cancellation policy applicable to the specific period.
Cancellation procedure:
The cancellation, amendment and penalty conditions depend on the rate selected and are clearly stated before finalising the reservation.
• Cancellations should preferably be made through the online platform using the cancellation link and password provided in the booking confirmation.
• Upon receipt of the cancellation request, the guest will receive a confirmation message.
• If you are unable to use the online link for changes or cancellations, please contact us directly.
• Refunds are processed using the same payment method originally used, within the timeframes required by applicable law.
• In the event of a no-show (failure to arrive without prior notice) or early departure, the conditions of the selected rate apply.
Please note: The property has the right to offer non-refundable rates. Under such conditions, the payment (in full or in part) will not be refunded in the event of cancellation or no-show. Please read the terms of each offer carefully before finalising your reservation.
Right to refuse or terminate a stay:
To guarantee the safety and comfort of all guests, we reserve the right to refuse accommodation or terminate a guest’s stay in the event of:
• a serious breach of these Terms & Conditions;
• aggressive, dangerous or otherwise unacceptable behaviour;
• provision of false information at the time of booking;
• illegal activity on the premises.
III. Liability & Damages
Karamihalevi Guest Rooms accepts no liability for the loss, theft, damage or destruction of guests’ personal belongings, valuables or money during their stay. Guests are solely responsible for the safekeeping of their own luggage and valuables
Damage charges:
• Guests bear full financial responsibility for any damage caused to the property, its inventory or shared areas during their stay.
• Damage charges are settled prior to departure upon presentation of an itemised damage invoice.
• In the event of significant damage, the property reserves the right to process a cancellation of the stay.
Force Majeure:
Karamihalevi Guest Rooms is not liable for failure to fulfil obligations caused by extraordinary and unforeseeable circumstances beyond our control, including but not limited to: natural disasters, fire, earthquakes, utility failures or other unforeseen events.
IV. Complaints & Dispute Resolution
Karamihalevi Guest Rooms places great importance on guest satisfaction. If you experience any concerns or problems during your stay, please do not wait – contact us immediately so we can assist you promptly.
How to raise a concern:
• In person – speak directly with the host or property manager.

• By email – write to visit@karamihalevi.com, describing the issue and including your reservation number.
If we have been unable to resolve your complaint to your satisfaction, you have the right to contact the Consumer Protection Commission (CPC) in Bulgaria or submit a dispute through the EU Online Dispute Resolution platform at ec.europa.eu/consumers/odr.

The purpose of this Privacy and Personal Data Protection Policy is to inform you of what personal data the controller processes and for what purposes, to whom it is disclosed, what your rights are regarding the processing of your personal data, and how you may exercise them.
This Policy has been prepared in accordance with the requirements of Regulation (EU) 2016/679 of the European Parliament and of the Council of 27 April 2016 on the protection of natural persons with regard to the processing of personal data and on the free movement of such data (GDPR).
This Policy applies to all persons whose personal data are processed by Karamihalevi Guest Rooms, including guests, persons making reservations, and visitors to our website. Personal data are processed only on lawful grounds as described below.
I. General Provisions
In connection with the provision of its services, the self-employed person Stanislav Andonov Karamihalev, operating under the trade name Karamihalevi Guest Rooms, processes as a data controller the personal data of its clients — natural persons — and of other natural persons referred to below, in accordance with the rules set out in this Policy.

We process personal data concerning the following categories of data subjects:
• 1.1. Natural persons visiting our website www.karamihalevi.com;
• 1.2. Natural persons making reservations in their own name or on behalf of another;
• 1.3. Natural persons using the accommodation and related services of the property;
• 1.4. Natural persons who have submitted enquiries, requests, complaints, or reports;
• 1.5. Natural persons whose data are contained in the above-mentioned correspondence.
Our services may only be requested by persons who have reached the age of 18.
III. Categories of Personal Data
For the purposes of this Policy, "personal data" means any information by which a specific natural person can be identified. We process the following categories of data:
1. Check-in data:
1.1. Identification data: full name; date of birth; sex; nationality; national identification number (for Bulgarian nationals) or identity document number; date of issue; validity; issuing country; signature.
1.2. Contact data: telephone number; email address; postal address.
1.3. Accommodation data: room number; dates and duration of stay; tourist package used.
2. Financial data:
Method of payment; information on payments made and amounts due; banking details (bank name, IBAN, account holder); invoicing information.
3. Video recordings (digital data):
Recordings from CCTV systems installed in publicly accessible areas of the property, for the purpose of security and public-order protection. An information notice is displayed at the entrance to the property in accordance with GDPR requirements.
4. Online reservation data:
Full name; email address; telephone number; country; number of rooms and guests; special preferences (if expressly stated).
5. Correspondence and complaint data:
Unstructured information contained in complaints, applications, requests, and reports submitted by clients.
6. Cookies:
The website uses cookies — small text files placed on your device when you visit the site. We use:
• Essential cookies — necessary for the technical operation of the website (no consent required).
• Analytical cookies — anonymous statistics on website visits (consent required).
• Functional cookies — remember your preferences (consent required).

IV. Legal Bases for Processing
Personal data are processed on the following legal bases under Article 6 GDPR:
Performance of a contract (Art. 6(1)(b) GDPR)
Data required for accepting and fulfilling a reservation are processed on the basis of the performance of a service contract with you.
Legal obligation (Art. 6(1)(c) GDPR)
Data required by the Tourism Act (guest registration), tax legislation (invoicing), and related regulations are processed to comply with a legal obligation.
Legitimate interests (Art. 6(1)(f) GDPR)
CCTV surveillance in publicly accessible areas is carried out on the basis of the controller's legitimate interests — ensuring the security of property and persons.
Consent (Art. 6(1)(a) GDPR)
Marketing communications and review invitations are sent only on the basis of your explicit consent, which you may withdraw at any time.
V. How We Use Your Personal Data
We process personal data for the following purposes:
• Accepting and confirming reservations and registering guests under the Tourism Act;
• Receiving payments and issuing invoices;
• Communication related to your reservation (confirmations, notifications);
• Sending a review invitation following your stay (only with your consent);
• Providing information on new products and special offers (only with your consent);
• Assisting in the investigation of criminal offences or in emergency situations threatening health or safety;
• Fulfilling legal obligations (accounting, tax reporting).
VI. Recipients of Personal Data
Except with your explicit consent, we do not sell, trade, or rent your personal data. Data may be disclosed to:
• Public authorities — the National Revenue Agency (NRA), the Ministry of Interior (MoI), municipal administration — where there is a legal obligation to register tourists or pursuant to an official order;
• Banks and payment institutions — for payment processing;
• Accounting firms — for bookkeeping and tax reporting;
• Online booking platforms (e.g. Booking.com, Airbnb) — only data you provided through their platform;
• Courts, prosecution authorities, or other competent bodies — pursuant to an explicit legal order or court ruling.
When using online booking platforms, it is possible that data may be transferred outside the European Union. In such cases, the transfer is carried out only on the basis of an adequacy decision or standard contractual clauses approved by the European Commission.
VII. Automated Decision-Making
Karamihalevi Guest Rooms does not engage in automated decision-making, including profiling, within the meaning of Article 22 GDPR, that produces legal effects concerning you or similarly significantly affects you.

As a data subject, you have the following rights:

You may request confirmation of whether we process your personal data and obtain a copy of them.
Right to rectification (Art. 16 GDPR)
You may request correction of inaccurate or incomplete data.
Right to erasure (Art. 17 GDPR)
You may request erasure of your data where lawful grounds exist (right to be forgotten).
Right to restriction of processing (Art. 18 GDPR)
You may request a temporary restriction on the processing of your data.
Right to data portability (Art. 20 GDPR)
You may receive your data in a structured, machine-readable format.
Right to object (Art. 21 GDPR)
You may object to processing based on legitimate interests, including for direct marketing purposes.
Right to withdraw consent
Where processing is based on consent, you may withdraw it at any time without affecting the lawfulness of processing prior to withdrawal.
Right to lodge a complaint with a supervisory authority
You have the right to lodge a complaint with the CPDP (see Section XIII).

IX. Knowledge and Consent
We collect personal data about you when we have a regulatory obligation to do so or when you have voluntarily provided it. We declare that the personal data collected will be used only for legally permitted purposes and only to the minimum extent necessary.
You may withdraw your consent at any time by contacting us at visit@karamihalevi.com. You will be duly informed of the consequences of withdrawal.
X. How We Protect Your Personal Data
We apply the necessary technical and organisational measures to protect personal data against loss, unauthorised access, disclosure, or destruction, in accordance with Articles 25 and 32 GDPR, including:
• Restricted access to personal data limited to authorised persons only;
• Secure storage of data on electronic and physical media;
• Technical security measures — firewalls, encryption, access control.
XI. Retention Periods
We retain personal data for the following periods:
• Guest registration records: 5 years — Tourism Act;
• Accounting documents and invoices: 10 years — Accounting Act;
• CCTV recordings: up to 30 (thirty) days from the date of recording;
• Correspondence and complaint data: 3 years;
• Data processed on the basis of consent: until consent is withdrawn;
• Data subject to a longer statutory retention requirement: in accordance with the applicable period.
Upon expiry of the applicable period, data are securely destroyed or anonymised.
XII. Amendments to This Policy
We reserve the right to update this Policy. In the event of material changes, we will notify you via a notice on our website or by email. The date of the last update is indicated at the top of this document.
